having been a tenant of hicks hadleys for 3yrs i would stongly advise any other prospective tenants from ever useing them again they run their office like the gastarpo , inspections every 5 minutes , threatening , letters if you happen not to be living by your phone when they ring , itinerys of the property to every scratch hair pin mark then when you finaly deside youve had enough you have to fight tooth and nail to get your deposit back. And now they not only ask to see your bank statements but they ask you to insure the property too. no this is not a joke.There tenants come and go in 6 months as no one will put up with their untrusting behaviour for longer.

Exactly the same comments as above and had similar experience. I am currently awaiting my deposit of which I have been informed that they will be making deductions for 'numerous repairs, cleaning, and removing rubbish'. I cleaned the property from top to bottom and only repair I am aware needs to be made is a repair to the curtian pole which has become dislodged. I was evicted by Hicks Hadley after being two weeks late on my rent in July after swapping jobs (from a low paid to a high paid I might add). I had my landlord constantly turnng up and letting himself in the back garden wthout my knowledge or agreement. Also, when I moved into the property it was furnished. After three months my landlord came and removed all of this with 2 weeks notice. When i complained to the estate agents they showed me the small print whch allowed him to do this, but was never shown this whilst signing the agreement in the office at the beginning of the tenancy. Avoid at all costs. We have 3 small children who have been very unsettled by all this also. They should be sued.
